Meet Rachel Rae Woods | Northwest Arkansas REALTOR®
Hi. I’m Rachel.
More specifically, I’m Rachel Rae Woods, Principal Broker and Owner of Tract & Frame Realty here in Northwest Arkansas. (Also forever known as “Rachel Rae NWA.”)
If you’re wondering how I ended up here, the short answer is: I have absolutely no idea how I accumulated this many responsibilities or, for the record, this many children. The longer answer is a little more fun.
I’ve been working in real estate since 2017, and somewhere along the way, “real estate agent” turned into “broker,” which turned into “business owner,” which somehow turned into “person who knows an alarming amount about contracts, appraisals, financing and why all the MLS photos now say, “Virtually Enhanced.”
I have a law degree, which is why I enjoy contracts more than a normal person should. Way more…Probably too much.
I earned my B.A. in English from Lyon College and later my Juris Doctorate from the University of Arkansas School of Law. So technically, I went to school for words and law and then decided to spend my life talking about houses and, well, myself. So, let’s talk about me some more.
Like I said, I’m a real estate agent and a REALTOR® which requires me to use the copyright and capitals EVERY. SINGLE. TIME.
I am a Principal Broker which translates to “I sign the paperwork.” I am also an owner which is the same as “The buck stops with me.”
I’m also a mom. That’s actually my favorite title.
I am “Mom” to three LITTLE kids ages 3, 4, and 7. Pray for me.
That job title means I spend considerable time negotiating hundreds of thousands of dollars and supporting people making major life changing decisions while simultaneously looking for a missing shoe or cooking an insane amount of mac-n-cheese. I’ll look back on these glory days one day will miss them.
My kids have also been known to make appearances at work because, in our family, “work-life balance” sometimes looks less like a perfectly curated schedule and more like:
“Mom has a closing at 2:00; someone needs a snack. And who gave the toddler paint again, so that he can color himself blue?”
I wouldn’t have it any other way. My husband Mitch wouldn’t either. If you haven’t met Mitch, well, he’s the brains of the operation (at least the build side of it). Mitch is “Dad,” General Contract/Owner, REALTOR®, architecturally degreed, ACT score of 33, etc. Also, he’s quiet, calm and laid back. Basically, everything that I’m not.
Being a working parent has shaped the way we both do business. We understand that buying, building or selling a house doesn’t happen in a vacuum. People have jobs. Kids. Aging parents. Dogs. Chickens. (Maybe they’re like me and have 15 chickens.) Businesses. Budgets. Divorce attorneys. New babies. Big dreams. Bad days.
Real estate is personal because life is personal.
Northwest Arkansas Is My Home
I love Northwest Arkansas. I moved here in 2008 from Northeast Arkansas. If you know anything about that area, you understand why I stayed in NWA.
I love the real Northwest Arkansas. Not just the shiny, rapidly growing version you see in economic development brochures, either. Not the one where every person from out-of-state is moving here because we’re a “Top 25 Place to Live in the USA.”What do I like?
The back roads.
The little communities. (Ever heard of Sonora?)
The old houses.
The farms.
The weird little parcels of land that somehow have five different legal descriptions, no survey, won’t perc and don’t map correctly in any software or tax system available.
The neighborhoods that have changed completely in ten years and, especially, the ones that haven’t.
The places where somebody says, “Oh, I know exactly where that is,” and then proceeds to give you directions involving a barn, a church and a tree that apparently everybody knows.
I love learning how all of it fits together.
Fayetteville. Springdale. Rogers. Bentonville. Bella Vista. Pea Ridge. Gravette. Little Flock. West Fork. Greenland. Garfield. (Not the cat.) The places everybody knows—and the places you have to zoom in on the map three times before realizing there is, in fact, a road there. It could actually be a “path” that somehow identifies as a “road,” but you can better believe the county does not maintain it.
That local knowledge is one of the things I value most about what I do.
I Set Out to Build a Brand and Ended Up Building a Brokerage
I didn’t grow up telling my parents, especially my homebuilder dad, that I wanted to be a real estate agent. You don’t tell Dennis those things. In my defense, I also didn’t tell him that I at one point wanted to be an attorney either. You don’t want his opinions, and neither do I. But once I became an agent by proxy, I always knew I’d open my own brokerage. If you know me, you know I am totally made to be my own boss. People think being a real estate agent means being your own boss. It’s simple; it doesn’t.
Fast forward to today, and I’m the Principal Broker and Owner of Tract & Frame Realty.
I’ve built my business around some pretty basic ideals:
Know your stuff. Tell the truth. Answer the phone. Work hard. Take care of people.
It sounds simple.
It is NOT always easy.
Real estate can be complicated. Contracts are complicated. Financing is complicated. Construction is complicated. Government regulations are complicated.
And then somebody inevitably says, “But isn’t your job easy?”
Sure. Absolutely. All I do is walk around all day inside million-dollar homes and look pretty.
If you know me, you know that’s the furthest thing from the truth. Bring on the jeans and ostrich cowboy boots.
Despite my basic attire and no BS attitude, I’ve been fortunate enough to be recognized by the Northwest Arkansas Board of REALTORS®, for six years running. I started with the amethyst award, moved to sapphire, and now I produce at the Diamond-level. In 2025, my own personal residential and commercial production exceeded $10.5 million.
I’m proud of those numbers.
But honestly?
The number I care about most is the number of people who trusted me enough to call me again. It’s the 36 families helped in 2025, and the 150+ people I have helped in my nine-year career.
The buyers who became friends. So much so that I went to their wedding. I may have partied too hard… The seller getting divorced and whose moving company I had to supervise while she went to closing. My first ever next-door neighbor whose family I’ve sold five different homes.
The seller who called me years later after she lost her husband and asked me to sell her home.
The family who moved across states and who trusted me to help them figure out where they could live as multigenerational unit. The sons who lost their father in a transaction, and I unexpectedly became their agent during a time of crisis.
The first-time homebuyer who had absolutely no idea where to start and just needed somebody to say, “Okay. Here’s what you do—Don’t call a real estate agent. Call a lender.”
Those are the wins I remember.
I Like to Win
If you know me, you know I don’t really do things halfway.
I didn’t just become a real estate agent.
I became a broker.
I didn’t just become a broker.
I opened a brokerage and became an owner.
I don’t just sell houses.
I became deeply invested in this profession, and I have learned that the people who are successful in real estate are those who care and who work hard and invest in others. I don’t do this part-time. This isn’t just a job. I treat this like a profession, and I’m truly a professional who cares about her people and her community.
The Community Part Matters
One of the things I love most about living and working in Northwest Arkansas is that you can’t really separate business from community here.
The people you meet at the closing table are the same people you run into at school events, local businesses, community organizations and somewhere in the grocery store when you’re wearing leggings and absolutely did not intend to see another human being. But in all fairness, I do wear leggings to showings too. So, there’s that…
I’ve been involved in local REALTOR® leadership and community activities because I genuinely believe that a good community doesn’t happen by accident.
People build it.
They volunteer.
They show up.
They sponsor things.
They donate.
They serve on committees.
They help each other.
And occasionally they end up agreeing to be PTA President, join the Arkansas REALTOR® Risk Reduction Committee, and agreeing to be the Northwest Arkansas Board of REALTOR®’s Awards Chair for over 4,000 real estate agents.
Apparently, I have experience with all that too.
So, What Will You Find Here on My Website?
A little bit of everything.
You’ll find real estate.
Obviously.
You’ll find Northwest Arkansas market information, because I love digging into the numbers and figuring out what is actually happening instead of repeating whatever somebody saw on social media.
You’ll find home-buying and selling advice.
Construction and contract information. (Did I mention I co-own our construction company with my husband Mitch?)
Funny reels and videos on social media. A LOT of these. I mean, I have three kids, three dogs, two cats and 15 chickens.
And definitely some real-life client stories.
Because somewhere between the contracts, closings, inspections, appraisals, kids, businesses, community events and approximately 7,000 daily responsibilities, there is a person trying to keep all of this moving.
That’s me.
I’m Rachel.
I’m a law school graduate who became a REALTOR®.
A REALTOR® who became a broker.
A broker who became a business owner.
A business owner who is also a mom.
A mom who occasionally remembers to eat lunch.
A Northwest Arkansas girl who genuinely loves helping people find where they belong.
So, if you’re here because you need to buy a house, sell a house, understand a contract, figure out what your land is worth, decode the NWA market—or you just want to know what the heck I’m talking about when I say something like “Let’s look at the plat”—
Welcome to my show.
Grab a coffee or maybe a beer.
You’re probably going to want (at least) one.
